Introduction
Few Noida projects have tested homebuyers’ patience quite like Sports City in Sector 150. Late last week brought two pieces of movement at once. The Noida Sports City master plan has received a revised approval, and four housing projects within the scheme have obtained conditional occupancy certificates after clearing what they owed the Authority.
What the Scheme Promises
Sports City is a scheme where developers receive land on the condition that most of it goes to sports infrastructure. The rule is simple on paper: build facilities on 70 percent of the land and homes on the rest. In practice, delays have left thousands of buyers waiting for completion.
The Revised Land Split
Under the revised Noida Sports City master plan, about 70 percent of the area stays reserved for sports, recreation, institutional use and open space. Residential development gets 29.5 percent, and commercial use is limited to 0.5 percent. Sector 150 Noida real estate is largely marketed on green, low density living, so a credible approved plan supports that pitch.
How the Approval Unfolded
The Noida Authority approval came in steps. The developer filed its proposal on January 2 with the prescribed fee, and the Authority’s board discussed it on January 3 and April 6. A public notice on February 11 invited objections and suggestions, which officials say were examined and addressed. The formal approval letter followed on May 6.
The Sports Vetting
The sports plan itself was prepared with Lucknow based Skyline Architectural Consultant. The Sports Authority of India then vetted the drawings and issued its report on June 10. That outside check adds credibility to the sports promise.
Dues Come First
Money has been the other sticking point. The developer, its subsidiaries and consortium members paid 20 percent of their outstanding dues within two months of the approval. The four projects that received certificates had paid every rupee they owed. Payment of dues has been a recurring precondition in this scheme, so the full settlements stand out.
The Four Projects
The certificates went to Brick Rise Developers (SC-02/H and I), Ace Infracity Developers (SC-02/F), Land Kart Builders (SC-02/A-1) and Samridhi Infra Square (SC-02/D). Separately, the building plan for plot SC-02/G was approved on June 9, which shows further work is in the pipeline.
What Conditional Means
A conditional occupancy certificate Noida projects receive is not the same as a clean, unconditional one. The reports so far do not spell out the conditions, so buyers should find out what they are and when registry and possession can proceed.
Why the 70 Percent Rule Exists
The 70 percent rule behind the Noida Sports City master plan has a history. In January 2020 the Authority stopped plot sales, lease permissions and flat registries in the scheme and withheld occupancy certificates until developers met their sports obligations. Developers in Sector 79 later formed a consortium to build golf, cricket and other facilities. The same logic runs through the Sector 150 approvals.
What Buyers Should Do
Homebuyers in the scheme should keep payment receipts, request a copy of the dues clearance and the certificate conditions from the builder, and check the project’s status on the state RERA portal. Written replies matter more than verbal reassurance, especially in a scheme with a long delay history.
What to Watch Next
Watch three things next: the pace of facility construction, the conditions attached to each certificate, and whether other projects in the scheme clear their dues. Until those pieces fall into place, treat the Noida Sports City master plan approval as progress, not a finish line.
Summary
The Noida Sports City master plan now has a revised approval, with 70 percent of the land reserved for sports and open space and the sports drawings vetted by the Sports Authority of India. Four projects have received a conditional occupancy certificate Noida buyers can point to after paying their dues. For Sector 150 Noida real estate, this is real progress, though delivery and the conditions still need watching. Buyers should keep asking for documents and dates in writing.
