Introduction
A Mumbai based developer has finally crossed into Delhi NCR, and it chose an office tower over apartments to do it. Lodha Developers plans to put around ₹1,100 to ₹1,200 crore into Lodha Pantheon, a 27 floor commercial building on Gurugram’s Golf Course Road. For a company known for its towers in Mumbai, Pune and Bengaluru, that is a notable first step. So what is actually being built, and why should buyers care?
The Project at a Glance
The numbers for Lodha Pantheon are easy to state. Company officials say it will stand on a 1.2 acre plot and offer 4 lakh square feet of saleable area. Saleable area is the space a buyer pays for, including a share of common spaces like lobbies. The developer calls it Grade A++ office space, a tag used for the top rung of commercial buildings.
Floor Plate Choices
Floor plates, meaning the size of each office floor, come in two ranges. Some floors will run between 13,000 and 15,000 square feet, while others stretch to 20,000 or 25,000. That mix suits mid sized firms as well as bigger teams that want a whole floor to themselves. A sensible spread, in my view.
Sold, Not Leased
Here is the twist. Lodha plans to sell the office space outright instead of holding the building and collecting rent. Sushil Modi, the company’s Executive Director for Finance, told PTI that business houses in Gurugram are keen to buy premises rather than sign long leases. He also said early customer response has been good. Units in Lodha Pantheon will therefore be sold, not leased out. Ownership gives a firm control over its address and shields it from rent hikes, though it also locks up capital.
Why Golf Course Road
Golf Course Road is widely seen as Gurugram’s most prestigious micro market, with a steep premium on both homes and offices. For an office, the address does real work. Clients notice it, and so do job seekers. Nearby metro access helps too, but check the actual walking distance to a station before you trust a brochure.
A Cautious Pilot
Lodha is treating this as a test. Besides the tower, it plans a housing project on Sohna Road in the last quarter of this financial year. Both are meant to help the company read the Delhi NCR market before it scales up. Last year it also signed a joint development agreement with MRG Group for two Gurugram projects, one residential and one commercial.
The Financial Backdrop
The company is not stepping out from weakness. Sales bookings rose 10 percent to ₹5,037 crore in the July to September quarter, and ₹9,670 crore for the half year, up 7 percent. Its target for the full year is ₹24,000 crore, against ₹20,530 crore last year. Quarterly net profit climbed 28 percent to ₹1,013.5 crore. Those figures give it room to experiment.
Reading the Move
A housing specialist opening its NCR account with offices is interesting. Office deals carry large tickets, and Golf Course Road lends instant credibility. If Lodha Pantheon sells well, the later housing launch will likely walk into a friendlier market. And a local track record is precisely what cautious homebuyers like to see before they commit.
Questions to Ask
Thinking of buying an office here? Ask for the RERA registration, approved plans and the possession timeline. Ask how the saleable area is built up. Compare the rate per square foot with finished buildings nearby, and estimate the likely rent if you plan to lease the space out. Early response is encouraging, yet a fresh launch is still only a promise until it is built.
Summary
Lodha Pantheon marks Lodha Developers’ first commercial launch in Delhi NCR, a ₹1,100 to ₹1,200 crore, 27 floor tower on Golf Course Road with 4 lakh square feet of saleable area. Offices will be sold, not leased, and a Sohna Road housing launch follows. For anyone watching Gurugram office space, the project shows where premium demand is heading. Buyers should still verify approvals, compare rates and confirm timelines before putting money into any launch, however strong the brand or attractive the location may look.
