Introduction
Mohali has never been short of apartment launches. But a watchmaker’s name on a residential tower? That is new for Punjab. GB Realty, a developer based in the state, has announced a luxury housing project on Airport Road in partnership with the watch and jewellery house Jacob & Co. The Jacob & Co Mohali plan carries a spend of roughly ₹2,400 to ₹2,500 crore, and the company calls it the first branded residences scheme in Punjab.
What Has Been Announced
The news came out over the weekend of October 25, 2026. GB Realty will develop and build the homes, while the brand contributes its design influence. Nothing has been said yet about unit counts, floor plans or prices. Buyers will want those numbers, and for now they are missing.
Where the Money Goes
More than ₹1,000 crore of the total is meant for land alone. Construction, development and other project costs take up the rest. That puts roughly two fifths of the outlay into land before a foundation is poured, which hints at what land near the airport now costs.
What Branded Residences Really Mean
A branded residence is a housing project that carries the name and design stamp of a famous label from outside property, such as a hotel chain, a fashion house or a luxury maker. Buyers pay for the home, and also for the association. The idea is well settled abroad but still young in India. Jacob & Co has already attached its name to housing in Dubai and Noida, so the Jacob & Co Mohali project is not its first experiment, just its first in Punjab.
Why Mohali, and Why Now
The developer says the project is aimed at buyers in Chandigarh, Mohali and Panchkula who want something more distinctive than the usual tower. The tricity has affluent families, returning professionals and business owners who have outgrown standard premium flats. A launch on Airport Road Mohali also suits people who travel often and want a quick run to the terminal.
A Bigger Plan Behind It
This is one piece of a larger push. GB Realty has said it will put over ₹5,000 crore into projects across North India within three years, and about ₹10,000 crore over five. Around ₹3,500 crore of that is earmarked for luxury and ultra luxury homes. Today it works in Mohali and New Chandigarh, and is eyeing Amritsar, Ludhiana and Jalandhar. Its stated focus is homes priced at ₹5 crore and above, which is where GB Realty luxury housing is meant to sit.
How It Compares With Noida
M3M India announced a ₹2,100 crore Jacob & Co project in Noida in October 2025, with around 250 homes priced between ₹14 crore and ₹25 crore. Mohali’s budget is larger in rupees, but without a size or price list a fair comparison is impossible.
Questions Buyers Should Ask
Start with registration. Check that the project is listed with the state real estate regulator, which is called RERA, and read the approvals and land title carefully. Then ask what the brand tie up behind Jacob & Co Mohali actually covers, who holds the licence, and for how long. Ask about maintenance charges too, since branded buildings usually cost more to run. A famous name does not replace a clean paper trail.
A Reality Check
An announcement is not a launch, and an investment figure is a plan, not a bank balance. Some media reports have linked a film actor’s name to a few towers, but the developer’s own statement does not say so. Treat that as unconfirmed. Even so, the Jacob & Co Mohali launch faces a thinner resale market at this price level, so think carefully about your holding period.
Summary
The Jacob & Co Mohali project, backed by about ₹2,500 crore from GB Realty, brings branded residences Punjab has never had before. It fits the developer’s wider North India expansion and gives Airport Road Mohali a fresh luxury address. Pricing, size and timelines are still unannounced, so buyers should wait for RERA details, read the brand agreement closely, and judge these GB Realty luxury housing plans on paperwork, delivery record and long term value rather than on a famous name alone.
