Introduction
Luxury housing in the National Capital Region keeps pulling in serious money. The latest big commitment comes from Experion Developers, which says it will spend around ₹10,000 crore over the next five to seven years. Land in Gurugram and Noida is high on its shopping list. Two newer ideas, branded residences and senior living, are also on the table.
Who Is Behind the Money
The company is the Indian arm of AT Capital Group, a Singapore headquartered investor. It entered the Indian market in 2006 and has taken up twelve projects across Gurugram, Noida, Lucknow and Amritsar. It works as a foreign direct investment platform, which means the money comes from overseas. The parent group has already put close to ₹5,000 crore into the business. The new amount is therefore a second, much larger round, not a first step.
What the Plan Covers
The target is about 3,000 luxury and ultra luxury homes and plots. The ₹10,000 crore is not only for bricks and cement. It also pays for buying land, securing approvals and completing construction. Roughly two thirds of the pipeline sits in the NCR, while Amritsar, Lucknow and Goa share the rest.
The Hunt for Land
Land is the real constraint in Gurugram and Noida. Good parcels near expressways and metro lines are scarce, and every serious developer is chasing them. For anyone following Gurugram luxury housing, that competition shows up directly in launch prices. Experion Developers says demand for high end homes in these two cities is what drives the plan. A fresh war chest gives it room to bid, though winning plots at sensible prices is never guaranteed.
Health at the Centre of Design
Upcoming projects will lean on wellness, longevity and sustainable design. Clubhouses are being reshaped around movement, sleep, nutrition and physical recovery, rather than the usual party hall and pool. The Trillion, a 5.5 acre development in Sector 48, Gurugram, is the model that later projects will be measured against, and the company’s chief executive has put the spend on it above ₹2,000 crore. At the top end sits Experion One42 on Golf Course Road, with four and five bedroom homes open on all four sides. Whether buyers will pay extra for such features is still an open question.
Branded Residences
Branded residences are homes that carry the name of a hotel or lifestyle label and often borrow its services. Experion Developers is exploring this space because it taps demand for luxury linked to hospitality. It is only exploring, not committing, so treat it as an idea and not a launch.
Senior Living
Senior living is a different animal. These communities offer housing together with care, activities and medical support, which demands operating skills that a normal builder does not have. That is why Experion Developers has described it as a segment needing specialist expertise. Expect partnerships, if this goes ahead.
The Sales Record
Reported sales reached ₹3,700 crore in the 2025 to 26 financial year, up from ₹2,200 crore a year earlier. That is a jump of about 68 percent. Its Saatori project on the Noida Greater Noida Expressway drew about ₹1,800 crore from roughly 400 units at launch. Those are strong numbers, and they explain the confidence behind the new plan.
What Buyers Should Watch
Big announcements do not guarantee on time delivery. Check each project’s RERA registration, the approvals and the developer’s delivery history before booking. Increased luxury supply in Gurugram and Noida could also soften price growth in some pockets. Ask for a firm possession date in writing, and compare per square foot rates with nearby launches.
Summary
Experion Developers has set out a ₹10,000 crore plan to build roughly 3,000 luxury homes and plots, mostly in the NCR, with fresh land in Gurugram and Noida at the heart of it. Branded residences and senior living are being explored but are not yet confirmed. For buyers the opportunity is real, yet the sensible move is to judge each launch on paperwork, price and delivery record, not on how large the announcement sounds. Treat every figure as a plan until land is bought and approvals arrive.
