A decade ago, walking into a new apartment meant checking the quality of the flooring, the height of the ceilings, and whether the kitchen platform had enough counter space. Today's buyer still cares about all of that, but there is a new layer of questions getting asked at site visits, and it has nothing to do with tiles or paint.

Tech features new apartments are no longer a luxury add on reserved for premium towers. They have quietly become part of the baseline expectation, especially among younger buyers who grew up with smartphones doing most of the heavy lifting in their daily routine.

Most mid segment projects now include a basic video door phone connected to the main gate, letting residents see who is downstairs before buzzing them in. That used to feel like a premium feature. Now it barely registers as anything special.

What buyers are actually asking about goes further. Can the door phone feed be checked from a phone app when the resident is not home? Can a delivery be allowed through the gate remotely without anyone physically present at the door? These small conveniences matter a lot more to working couples and elderly residents living alone than developers often realise.

A traditional lock and key combination is starting to feel outdated to a growing number of buyers, particularly those who have spent time living abroad or in newer commercial buildings. Smart home features India increasingly include keyless entry systems using fingerprint scans, PIN codes, or phone based access.

The practical appeal is obvious once you think about it. No more scrambling for keys with grocery bags in hand, no more changing locks every time a domestic helper or a previous tenant needs access revoked. A temporary code can simply be deleted.

This is the feature that almost nobody notices until it is missing. Many older buildings were wired with the assumption that one broadband connection per flat would be more than enough. That assumption has aged badly.

A household today might be running a smart TV, two or three phones, a laptop for remote work, a smart speaker, and security cameras, all pulling bandwidth at the same time. Apartments that come pre-wired with structured cabling, multiple Ethernet points, and space for a centralised Wi-Fi access point per floor save buyers an enormous amount of frustration later. Retrofitting this kind of cabling after possession usually means drilling into freshly painted walls, which nobody enjoys doing in a brand new home.

This has shifted from a nice to have into something close to a deal breaker for a meaningful share of buyers, particularly in cities where electric vehicle adoption is climbing fastest. A buyer who already owns or is planning to buy an electric scooter or car wants to know, before signing anything, whether the basement parking has the electrical capacity and conduit space to support a charger.

Projects that have planned this in from the design stage, rather than scrambling to retrofit it later, are increasingly using it as a selling point in their brochures. It costs the developer relatively little to plan for during construction and costs the resident a great deal to add later.

A growing number of new residential projects now ship with a dedicated app that lets residents pay maintenance bills, book the clubhouse or the badminton court, raise a complaint about a leaking pipe, and get notified about visitor entries, all from one screen. For residents juggling busy schedules, this removes the friction of calling the society office or filling out a physical register at the gate.

It also gives the resident welfare association a cleaner, more transparent way to track dues and complaints, which tends to reduce the kind of disputes that drag on for months in poorly managed buildings.

Rooftop solar is not yet standard in most residential towers, but modern apartment technology is starting to include conduit and structural provision for solar panel installation later, even where panels are not fitted at handover. Buyers who care about long term electricity costs are beginning to ask pointed questions about this during site visits, and developers who can answer confidently tend to stand out.

None of this is purely about day to day comfort. A flat with thoughtful tech infrastructure built in tends to age better and resell faster than one that needs significant retrofitting to catch up with what buyers now expect. Smart security features Indian apartments and proper internet wiring, in particular, have started showing up as specific line items that buyers negotiate around during resale, something that was almost never the case five years ago.
