Prestige Group Bets Big on Delhi-NCR With Two New Projects Targeting Rs 7,000 Crore

There is something telling about a Bengaluru-born real estate company choosing to plant two fresh bets in Delhi-NCR within a single financial year. Prestige Group has always been associated with the south Indian property market, but the numbers coming out of its northern operations have clearly convinced the leadership that this geography deserves far more than a casual presence.

Chairman Irfan Razack made no attempt to understate the ambition. The company is bullish on Delhi NCR housing, he said, and the results from last fiscal back that conviction without question.

Prestige Estates did not arrive in NCR blindly. Its debut project here, Prestige City Indirapuram, launched in April last year and collected over Rs 9,500 crore in pre-sales within its first year alone. That kind of velocity does not happen by accident. It happens when a brand with strong delivery credentials enters a market hungry for exactly that kind of trust.

The Prestige City Indirapuram sales performance was the proof point the company needed. When buyers in a market that has historically been burnt by delayed projects respond this strongly to a new entrant, it tells you two things: pent-up demand is real, and the brand premium matters enormously here.

Prestige Estates revenue figures for the 2025-26 fiscal are hard to ignore. Sales bookings for the year hit Rs 30,024 crore, a 76 percent jump over the year before. Net profit climbed to Rs 1,195.5 crore from Rs 467.5 crore previously. Total income crossed Rs 13,000 crore.

These are not numbers a company generates by being cautious. They reflect a machine that is executing at scale across multiple cities simultaneously. And for Prestige Group expansion NCR, those healthy financials mean the company has both the cash and the confidence to take on two large projects in a market that remains expensive and competitive.

Delhi NCR housing demand has a quality component baked into it that is hard to satisfy at the moment. Buyers here increasingly want developers with a track record of completing what they sell, and they are willing to pay a premium for that certainty. Gurugram property and Noida property markets have both seen strong absorption from end-users who are done waiting on uncertain smaller developers.
