MHADA Offers 120 Flats in Mumbai Under First-Come-First-Served Scheme
Summary
MHADA is offering 120 flats in Mumbai under a first-come-first-served scheme. Flats are located across Mumbai with varied pricing. Online registration begins February 5, 2026.

Introduction
The Maharashtra Housing and Area Development Authority (MHADA) has announced a new housing opportunity for homebuyers in Mumbai. Under a first-come-first-served (FCFS) scheme, MHADA will offer 120 flats across multiple locations in the city. The announcement was made on February 2, 2026, and the application process is set to begin shortly. This move provides another chance for buyers to own homes in both suburban areas and South Mumbai.
Overview of the MHADA FCFS Housing Scheme
According to MHADA, the 120 flats being offered were part of earlier housing lotteries but remained unsold for various reasons. These units have now been brought back to the market through a direct allocation process instead of a lottery. Under the FCFS system, flats will be allotted to eligible applicants based on availability and the order in which applications are completed.
Locations Where Flats Are Available
The flats under this scheme are spread across several well-known residential areas of Mumbai. These include Kandivali, Charkop, Shimpoli, Antop Hill, Wadala, Powai, Malad, Mankhurd, Ghatkopar, Vikhroli, Byculla, Tardeo, Lower Parel, Sion, Juhu, and Andheri. This wide distribution gives buyers options across western, central, eastern suburbs, and South Mumbai.
Price Range of the Flats
MHADA officials stated that the prices of the flats vary significantly depending on location and size. The most expensive unit is located in Tardeo, South Mumbai, with a price exceeding ₹8 crore. On the other end, the most affordable flat under this scheme is priced at approximately ₹38 lakh. This range makes the scheme relevant for different income groups.

Application Timeline and Key Dates
MHADA confirmed that the online registration process will begin on February 5, 2026. However, the process of selecting a flat, paying the security deposit, and submitting the application fee will start from February 12, 2026. Interested applicants must apply through MHADA’s official portal, Book My Home.
Step-by-Step Application Process
Once applicants register and pay the required security deposit, they will gain access to the “Book My Home” option on the portal. This section will display flat details such as building number, wing, floor, and flat number. If a flat is available, applicants can select it directly and proceed further.
Payment Rules After Flat Selection
After finalising a flat, the applicant must pay 10% of the flat’s total sale price within 48 hours. Upon successful payment, MHADA will issue a temporary online offer letter. If the applicant fails to make this payment within the specified time, the flat selection will be cancelled automatically, and the security deposit will be forfeited.
Cancellation and Refund Conditions
MHADA has clearly defined the refund rules. If an applicant cancels the booking after the temporary offer letter is issued, or fails to pay the remaining amount within the given timeline, 1% of the flat’s sale price will be deducted. The remaining amount will be refunded without any interest.

Eligibility Criteria for Applicants
MHADA stated that applicants must be at least 18 years old on the date of application and must be Indian citizens. Required documents include Aadhaar Card and PAN Card. Married applicants must submit documents for both spouses. Divorced applicants must provide a certified court judgment, as possession will not be granted without final legal documentation.
Housing Loan Facility for Buyers
Applicants planning to take a home loan must upload a pre-sanction letter from their bank through their login ID. After verification, MHADA will issue a No Objection Certificate in favour of the lending institution. Final allotment and possession letters will be issued after full payment of the flat price and stamp duty.
Upcoming MHADA Housing Plans in Mumbai
MHADA also shared that around 5,000 affordable homes are expected to be offered in Mumbai over the next two to three months. Nearly half of these homes are likely to be located in Goregaon. These upcoming units will cater to EWS, LIG, MIG, and HIG categories across multiple city locations.
Summary
The MHADA FCFS scheme offering 120 flats presents a valuable opportunity for homebuyers seeking ready options in Mumbai. With properties available across prime and suburban locations, transparent pricing, and a structured online process, this scheme is expected to attract strong interest. Buyers looking for government-backed housing in Mumbai should closely track the application dates and act quickly due to limited availability.
