MHADA Lottery 2026: Affordable Homes in Mumbai, Focus on Goregaon

The MHADA lottery is one of the most awaited housing events in Mumbai. Every year, thousands of people look forward to this draw to buy a home at an affordable price. For 2026, MHADA is expected to offer around 5,000 homes in Mumbai. A large number of these homes are likely to be located in Goregaon, making it one of the main focus areas of the upcoming lottery.

According to reports, the Maharashtra Housing and Area Development Authority is likely to put about 5,000 affordable homes on sale in Mumbai in the next two to three months. These homes will be available for different income groups, including EWS, LIG, MIG, and HIG categories.

This means people from lower-income families to higher-income households will have options to apply.

More than half of the total homes are expected to be located in Goregaon. Around 2,400 to 2,500 flats are likely to come from the Patra Chawl redevelopment project in Goregaon West.

Out of these, nearly 2,300 homes are expected to be reserved for low-income and middle-income buyers. The remaining flats will be offered to high-income group buyers.

Many of the homes in the MHADA Lottery 2026 will come from under-construction projects. In several buildings, only basic construction work such as foundations or a few floors has been completed.

Because of this, possession of many homes is expected only after 2028. Buyers should keep this timeline in mind before applying.

The MHADA lottery is a government-run housing allotment system in Maharashtra. Homes are allotted through a computerised draw to ensure transparency and fairness.

The lottery is held every year across cities such as Mumbai, Pune, Thane, Nashik, and Nagpur. It is mainly meant to provide affordable housing to eligible citizens.

MHADA officials have indicated that the lottery announcement may happen in March or April 2026. The actual draw is expected to take place in May or June.

Patra Chawl, also known as Siddharth Nagar, was originally built by MHADA for mill workers in Goregaon. The redevelopment project involves rehousing eligible residents in new flats.

After rehousing existing residents, MHADA will sell the remaining homes in the open market through the lottery. This is why Patra Chawl forms a major part of the upcoming draw.

MHADA homes are divided based on annual family income.

People earning up to ₹6 lakh per year fall under the Economically Weaker Section category. Those earning between ₹6 lakh and ₹9 lakh come under the Lower Income Group.

Families earning between ₹9 lakh and ₹12 lakh are considered Middle Income Group. Those earning more than ₹12 lakh per year fall under the High Income Group category.

Applicants must choose the correct category while applying.

The application process for the MHADA lottery will be completely online, just like previous years. Interested buyers can apply through MHADA’s official website.

In the 2024 MHADA lottery, homes were priced between ₹29 lakh and ₹6.82 crore. High-income group homes were priced from ₹1 crore to above ₹6 crore.

Homes were located in areas such as Andheri, Goregaon, Juhu, Tardeo, Vikhroli, Powai, and South Mumbai. The most expensive unit was a ready-to-move flat in Tardeo overlooking the sea.

MHADA is expected to offer around 5,000 affordable homes in Mumbai under the MHADA Lottery 2026. More than half of these homes are likely to be located in Goregaon, mainly from the Patra Chawl redevelopment project. The homes will be available for all income groups, but many will be under construction with possession expected after 2028. The lottery announcement is expected in March or April 2026, with the draw likely in May or June.
